Reservation & Rental Policies

Checkin / Checkout:

Check-in time is 4:00pm and Check-out time is 10:00am. Our main office is located at 14 Greenwood Drive - Suite 103 in the same building as Eastern Restaurant. Office hours are 9:00am to 5:00pm Monday through Saturday with seasonal adjustments.

Payment Policy

To guarantee your reservation a 40% deposit of the total rental is required, plus a $50 nonrefundable processing fee. This prepayment is due at time of booking by major credit card. Your balance will be charged 60 days prior to your arrival date and your keys, car passes and directions will be ready at our office. We accept Visa, MasterCard, Discover and American Express.

Reservations made within 30 days of arrival date requires full payment at time of booking. Returned checks carry a $35 penalty.

Cancellations - 5% of rental amount

Should you need to cancel, please cancel via email (info@seacoasthomesandvillas.com) or fax (843-686-4226). If you cancel 60 days prior to arrival your deposit money will be refunded less 5% OF YOUR RENTAL PRICE. Should you cancel inside of 60 days all monies will be forfeited unless you have a valid Travel Insurance claim.

Fees

All reservations require an Accidental Damage Fee of $50 on homes and villas. This fee will cover reported accidental damage up to $250 on homes and villas. This fee is refundable only if you cancel your reservation within the stated cancellation period.

Refunds

No refunds will be given for cancellations or interruption due to inclement weather or illness. Travel insurance is available at an additional charge.

Rates

Please note that rates during tournament weeks may be higher for certain properties. Rates do not include the $50 administration fee, damage waiver fees, car pass fees and appropriate state and local taxes. Rates, terms and taxes are subject to change without notice.

Indemnification:

Guest agrees to indemnify Owner for any damages to the dwelling or grounds and to furnishings, caused by negligence of the guest or any member of his/her party that occur during the guests stay. If the guest's card is charged for reasons above, a copy of the charge with appropriate documentation will be forwarded within 30 days of departure.

Lock Outs

There will be a $50 charge for anyone who locks themselves out of a unit and requires additional keys made readily available for re-entry. The fee is immediately charged to renter's credit card on file with SeaCoast Homes and Villas.

Pets

We do offer homes and villas that are Pet Friendly. Please make sure to specify that you are looking for a "Pet Friendly" villa or Home when making your reservation. Most rentals require a $150 or higher non refundable pet fee.

Pets are not permitted in the other units at any time. Violation of this policy authorizes SeaCoast Homes & Villas the right to terminate the guest's occupancy of the dwelling and reservation. The guest will also forfeit all rent and may be charged a $250.00 cleaning fee.

Telephones:

Telephones are provided for local calls. Long distance calls can be made with a calling card or credit card. An automated voice messaging system is provided in most units.

Travel Insurance

Travel Insurance is now available. This can protect you against losses you may incur because of unforeseen circumstances, illness, injuries or even mandatory hurricane evacuation. The cost of the insurance is calculated as 6.5% total trip cost based on length of stay and time of year. Travel Insurance is available through CSA, a SeaCoast Homes and Villas partner.

No refunds for early checkouts or no shows

Once you have checked into the property, no refund will be made for early checkouts. If you do not cancel the reservation and do not arrive for your rental period, all monies paid will be forfeited.

Hurricane Refund Policy

We have changed our policy and we will no longer issue refunds for situations arising from hurricanes, including evacuations without Travel Insurance coverage.

Termination By Owner

In the event that the owner of a property elects to remove his property from the management responsibilities of Agent, the guest agrees to hold Agent harmless. In such event, the agent agrees to provide the Guest with a comparable property at the original rate. If comparable properties are not available, the guest agrees to accept a full refund of all monies the Guest has paid for the rental of the property during the agreed rental period in lieu of any other possible damages.

Age Requirements

There must be at least one individual 25 years of age who will occupy the property during the entire stay or reservation must be signed and authorized by a parent or legal guardian who will share responsibility for all costs, damages, etc.

Linens

Towels and Linens are provided. Cleaning: A departure clean is included within the rental rate. Supplies: A starter supply of bar soap, dishwasher soap, paper towels, tissue and toilet paper is provided. Beach Towels and equipment: Please bring your own, these are not provided. TV's and VCR's: Each home and villa has at least one TV and VCR. Many have multiple units and stereos. Consult our website for information about a specific property.

Pool and Hot Tub Heating

We require $875 for heating of the pools and $225 for heating of the hot tubs/spas.

RV's, Trailers, Boats and Motorcycles

RV's, Trailers, Boats and Motorcycles are not allowed in any plantation or villas complex.

Furnishings

Furnishings of the homes or villas are NOT to be moved or rearranged.

Property Substitution

In the event a reserved property becomes unavailable due to maintenance, transfer, or other issue, SeaCoast Homes and Villas reserves the right to provide guests with a comparable substitute property; or, at its sole discretion, to cancel the booking and refund the unused portion of rent.
